Boiler Warranties Explained: What Is Really Covered?

A long boiler warranty can provide valuable peace of mind, but it is important to understand exactly what you are getting.

Boiler guarantees can range from a short standard period to seven, ten or sometimes more years. The length usually depends on the boiler model, the installer’s manufacturer accreditation and whether approved system components have been fitted.

However, a ten-year guarantee does not mean that every heating problem in your home will be repaired free of charge for ten years.

Is it a warranty or a guarantee?

The words “warranty” and “guarantee” are often used to mean the same thing. Some boiler manufacturers call their protection a guarantee, while customers and installers commonly describe it as a warranty.

The important part is not the name. It is what the manufacturer agrees to cover and the conditions that must be followed.

Always read the terms for the specific boiler being installed rather than relying only on the number of years shown in an advert.

What does a boiler warranty normally cover?

A manufacturer’s boiler guarantee will usually cover faults caused by defective boiler components during the guarantee period.

Depending on the manufacturer’s terms, this may include:

  • Replacement boiler parts
  • The manufacturer’s engineer’s labour
  • The call-out charge
  • Repair of a manufacturing fault

The exact cover varies. Some guarantees include all components inside the boiler, while others may place additional conditions or exclusions on particular parts.

Always ask your installer to confirm what is included before accepting a quotation.

What may not be covered?

The boiler manufacturer is normally responsible for the boiler itself—not the entire heating system.

A boiler guarantee may not cover problems caused by:

  • Sludge or dirty system water
  • Limescale
  • Incorrect installation
  • Existing radiators or pipework
  • External pumps, valves or controls
  • Poor water pressure
  • Blocked or frozen external pipework
  • Accidental or cosmetic damage
  • Misuse or unauthorised alterations
  • Failure to follow servicing requirements

For example, if a boiler stops working because sludge from an old heating system has blocked a component, the manufacturer may decide that this is a system-water problem rather than a boiler fault.

This is why cleaning and protecting the heating system properly during a new boiler installation is so important.

The boiler must be registered

After installation, the boiler usually needs to be registered with the manufacturer within a set period.

This is often completed by the installer, but the homeowner should still check that it has been done and keep a copy of the guarantee confirmation.

If the boiler is not registered on time, an extended guarantee may be reduced to the manufacturer’s basic cover.

You should receive or retain:

  • The manufacturer’s guarantee confirmation
  • The boiler model and serial number
  • The installation date
  • The installer’s details
  • The completed Benchmark commissioning checklist
  • The Building Regulations compliance certificate

Keep these documents somewhere safe. They may be needed if you make a claim or sell the property.

Annual servicing is essential

Most extended boiler guarantees require the boiler to be serviced every year by a suitably qualified Gas Safe registered engineer.

The service should be completed in accordance with the manufacturer’s instructions and recorded in the Benchmark service record or other accepted documentation.

Missing an annual service could affect the validity of the guarantee. Do not wait until the boiler develops a fault before checking the conditions.

An annual service is not included simply because the boiler is under guarantee. It is normally the homeowner’s responsibility to arrange and pay for it.

Does a service mean every part is replaced?

A boiler service is primarily an inspection, testing and maintenance visit. It does not mean every component is automatically dismantled or replaced.

The engineer will check the boiler’s condition, operation and safety and carry out servicing work required by the manufacturer.

If a fault is discovered, the next step will depend on its cause. A manufacturing defect may be covered by the guarantee, while routine maintenance, system contamination or an external fault may be chargeable.

Why does the installer affect the warranty length?

Manufacturers often provide longer guarantees when certain boilers are fitted by approved or accredited installers.

The installer may also need to fit an approved magnetic filter, controls or other components to qualify for the full guarantee.

This does not necessarily mean that a boiler fitted by another competent Gas Safe engineer is incorrectly installed. It may simply receive a shorter manufacturer guarantee.

When comparing quotations, check that they are offering the same boiler model, controls, system protection and guarantee period.

A cheaper quotation with a shorter guarantee or fewer included components may not offer the same overall value.

What happens if the original installer stops trading?

A genuine manufacturer-backed guarantee is normally provided by the boiler manufacturer rather than the installation company.

If the original installer stops trading, you may still be able to contact the manufacturer directly, provided that the boiler was registered and all guarantee conditions have been maintained.

However, the manufacturer will normally only deal with faults covered by its terms. Problems involving poor workmanship or the rest of the heating system may remain the responsibility of the original installer.

Does a warranty replace your consumer rights?

No. A manufacturer’s warranty or guarantee is additional to your normal consumer rights.

If you believe a boiler was faulty when supplied or was installed incorrectly, you may also have rights against the business that sold or installed it. The correct route will depend on the circumstances and how long ago the work was completed.

How to protect your boiler guarantee

There are a few simple steps homeowners can take:

  1. Confirm that the boiler has been registered.
  2. Keep the guarantee certificate and installation paperwork.
  3. Arrange a boiler service every year.
  4. Keep invoices and service records.
  5. Follow the manufacturer’s operating instructions.
  6. Do not allow unqualified people to alter the appliance.
  7. Report faults promptly rather than repeatedly resetting the boiler.

Choosing a boiler based on its warranty

Warranty length is important, but it should not be the only reason for choosing a boiler.

Also consider the quality of the installation, availability of spare parts, manufacturer support, the suitability of the boiler for your property and the experience of the installer.

A well-known boiler with a long guarantee can still perform poorly if it has been incorrectly sized, fitted onto a dirty system or badly commissioned.
