Common boiler faults

Recognise the symptom?

Ten of the most common gas boiler breakdowns we see across Brighton & Hove. Tap any card for a plain-English explanation — most faults can be diagnosed on the phone before we even arrive.

No heating anywhere

Radiators stay cold even though the boiler fires up. The usual suspects are a seized pump, a stuck diverter valve or a dropped thermostat signal — all diagnosable within minutes on site.

Book a repair
No hot water at the taps

Central heating still works but taps run cold. Nearly always a diverter valve, flow sensor or scaled secondary heat exchanger — routine repairs we complete every week.

Book a repair
Low boiler pressure

A gauge sitting below 1 bar will lock the boiler out. We locate the source of the pressure loss and safely re-pressurise — no guesswork, no repeat top-ups.

Book a repair
Boiler leaking water

Any visible leak needs an engineer promptly. Common causes include a failing pump seal, corroded pipework or a spent pressure relief valve. Turn the boiler off and call us.

Book a repair
Unusual noises

Kettling, banging or whistling usually points to limescale on the heat exchanger, trapped air or a tired pump. A powerflush or a bearing swap normally resolves it.

Book a repair
Ignition faults

If your boiler clicks but won't fire, the electrodes, gas valve, ignition lead or PCB are the likely culprits. We carry the common parts on the van.

Book a repair
Frozen condensate pipe

A very common winter fault, especially on external condensate runs. We safely thaw the line, restart the boiler and can re-lag or reroute the pipe to stop it happening again.

Error code on the display

F1, F22, EA, E168, C3 — every brand codes faults differently. Share the code when you book and we'll arrive with the correct diagnostic kit and spares.

Book a repair
Radiators not heating evenly

Cold at the top, cold at the bottom or one room always freezing? Sludge, air pockets or a failing pump are the usual causes. A balance and flush restores full performance.

Book a repair
Boiler constantly losing pressure

A system that drops pressure every few days is losing water somewhere. We pressure-test the pipework, check the expansion vessel and PRV, and put a permanent fix in place.

Repair or replace?

The honest answer — every time.

Not every boiler is worth repairing, and we'll always tell you when replacement is the better long-term decision. Here's the rule of thumb we use — no sales pressure, just twenty-five years of experience.

Repair usually makes sense

When a repair is the smart choice

  • Your boiler is under 10 years old
  • Spare parts are still readily available
  • The repair cost is under a third of a replacement
  • It's a one-off fault, not a repeat call-out
  • Efficiency remains within manufacturer specification
Request a repair diagnosis
Replacement often pays back

When a new boiler is the better move

  • The boiler is 12+ years old or non-condensing
  • Parts are discontinued or hard to source
  • You're facing repeat repairs each year
  • Energy bills have crept steadily upwards
  • The heat exchanger is heavily scaled or corroded

Customer reviews

Reviews from Brighton & Hove repair customers.

"Woke up to no hot water on a Monday. Booked online, engineer arrived on the Tuesday with the exact part on the van and had us sorted in under an hour. Calm, respectful, brilliant."
Helen G. · Preston Park, Brighton
"Vaillant flashing F22 for two weeks and two other companies had guessed at it. Dales pressure-tested the system, found a pinhole in a rad pipe, fixed it and re-inhibited the system. Proper diagnosis."
James O. · Hove
"Worcester wouldn't ignite. Same-day visit, honest fault report, quoted before starting and finished by lunchtime. No upsell, no drama — exactly what I hoped a local trade would be."

FAQ

Boiler repair questions, answered.

Why has my boiler stopped working altogether?

A boiler that has shut down completely is usually locked out on a safety fault — commonly low water pressure, a failed ignition sequence, a frozen condensate pipe in winter, or a PCB fault. Note the code shown on the display and give us a call; nine times out of ten we can identify the likely cause over the phone and arrive with the right parts.

Why do I have no hot water but the heating still works?

If the radiators are fine but the taps run cold, the fault is nearly always inside the boiler itself — most often a diverter valve that has stuck closed, a failed flow sensor, or a scaled-up secondary heat exchanger. These are routine repairs for our engineers and are usually completed on the first visit.

Why does my boiler keep losing pressure?

A boiler that repeatedly drops below 1 bar is losing water somewhere in the system. The three main causes are a small radiator or pipework leak, a tired expansion vessel that no longer holds its charge, or a weeping pressure relief valve venting outside. We'll pressure-test the system, find the source and put it right.

Can you repair every make of boiler?

Yes. Our heating engineers are trained on every mainstream domestic boiler sold in the UK — Vaillant, Worcester Bosch, Ideal, Baxi, Glow-worm, Viessmann, Alpha, Potterton, Main, Vokera, Ferroli, Ariston and more — including combi, system and regular models on natural gas or LPG.

How quickly can a Gas Safe engineer attend?

For most Brighton, Hove and surrounding Sussex postcodes we can offer a visit the same working day or next working day. Genuine no-heat or no-hot-water emergencies are always prioritised — call us first thing and we'll do our best to be with you before lunch.

Should I repair my boiler or replace it?

As a rule of thumb, repairs make sense if your boiler is under 10 years old, spare parts are readily available and the fix costs less than a third of a replacement. If it's older, inefficient or you're seeing repeat call-outs, replacement usually saves money over the medium term. We'll give you an honest recommendation either way.

What should I do if my boiler is showing an error code?

Note the exact code on the display (for example F22, EA, E168 or C3) and, if possible, take a photo. Every manufacturer codes faults differently, so telling us the code when you book means we arrive with the right diagnostic kit and common parts already on the van.

Is it safe to keep using a faulty boiler?

If your boiler is visibly leaking, smells of gas, is producing sooty marks, or the flame is yellow rather than blue, switch it off at the isolator and don't use it until a Gas Safe engineer has inspected it. For less urgent faults such as low pressure or a stuck valve it's usually safe to isolate the boiler and wait for a scheduled visit.
